  • Search and Survey Delays – Local authority search turnaround times, survey issues, and additional enquiries can prolong the process.
  • Legal Enquiries – Unexpected legal questions, title defects, or missing documentation may require additional investigation.
  • Seller/Buyer Preparedness – Delays in providing necessary documents, responses to queries, or signing contracts can impact progress.
  • Third-Party Delays – Solicitors, estate agents, and other parties involved may have their own timeframes and workloads that influence completion.
  • Leasehold and New Build Considerations – If buying a leasehold property or a new build, additional legal complexities and management company involvement may extend timelines.
  • Survey or Valuation Issues – If issues arise from a survey or valuation, renegotiations or remedial work may be required before proceeding.

For purchases, estimated completion timeframes start from the date your solicitor receives the draft contract pack from the seller’s solicitor, not from the instruction date.
